A guide to the individual residential communities within and accessed through Alborada — from established modern apartments and penthouses to design-led new developments, townhouse collections and ultra-prime hillside homes.

← Explore our complete Alborada area guide

The communities in Alborada are sometimes mistaken for parts of a single residential development. In reality, this compact hillside neighbourhood is made up of several distinct communities, together with a number of high-end developments reached through the same access corridor.

That distinction matters because the housing mix is unusually broad for such a small area. Established apartment communities such as Valley Heights and Las Colinas de Marbella sit alongside more recent developments including Aqualina, Tiara and The View Marbella, while newer projects such as Altura and The Sky have pushed the area firmly into the ultra-prime market.

The result is a neighbourhood where two homes described simply as being “in Alborada” can differ considerably in age, architecture, facilities, scale and price.

This guide focuses on the communities associated with Alborada and its immediate access corridor. Nearby La Heredia, Monte Halcones, La Quinta and El Madroñal remain separate residential areas and are covered independently.

Understanding the Communities in Alborada

Alborada has evolved in layers. Earlier communities established the area as a practical, contemporary hillside location for apartment living. Later developments introduced larger terraces, more sophisticated communal facilities and increasingly premium specifications.

More recently, boutique townhouse, villa-style and ultra-luxury projects have widened the market again. For buyers, the individual development is therefore often just as important as the wider Alborada location.

Established & earlier modern communities

These developments established Alborada’s reputation for modern, relatively low-maintenance hillside living. Apartments and penthouses dominate, with terraces, communal facilities and practical access towards San Pedro forming much of their appeal.

Las Colinas de Marbella

Established hillside apartments and penthouses

One of the longer-established residential names in this hillside pocket, Las Colinas de Marbella has a mature, residential character and an elevated position close to Monte Halcones and the main Ronda Road corridor. It suits buyers looking for an established community rather than a newly launched development, while still benefiting from the access and views associated with Alborada.

Valley Heights

Modern apartments · compact residential enclave

Valley Heights is a compact apartment community known for bright interiors, terraces and elevated views across the surrounding hills, golf landscape and, from suitable positions, towards the Mediterranean. Its manageable scale and modern housing stock make it particularly relevant to buyers seeking an easy-to-own permanent residence or second home.

Aqualina

Contemporary apartments · wellness facilities

Aqualina is one of Alborada’s more design-led established communities, combining contemporary architecture with large terraces and strong indoor-outdoor living. The gated development includes landscaped gardens, swimming pools, fitness facilities and a residents’ wellness area, giving it a more amenity-led feel than some of the earlier apartment communities nearby.

Alborada Homes

Modern apartments and penthouses

Alborada Homes is one of the developments most closely associated with the neighbourhood name itself. Apartments and penthouses combine contemporary layouts, generous terraces, lift access and underground parking, making this a good example of the clean, practical, low-maintenance residential style that originally defined Alborada.

BYU Hills

Small contemporary residential development

BYU Hills is a smaller modern community that fits Alborada’s understated residential character. Rather than relying on the scale or formality of a major resort development, its appeal lies in contemporary design, practical layouts and a relatively intimate setting close to the main access routes.

Premium contemporary apartment communities

A later generation of developments has moved Alborada further upmarket. Larger terraces, panoramic outlooks, more extensive communal facilities and higher specifications now sit alongside the neighbourhood’s earlier apartment stock.

Tiara

Luxury apartments and penthouses · 56 residences

Tiara is an elevated gated development of contemporary residences arranged across seven blocks. Large terraces and panoramic views are central to the design, while communal pools, wellness facilities and co-working space give the community a more comprehensive lifestyle offering. Ground-floor homes can include private gardens and pools, while duplex penthouses occupy the upper end of the development.

The View Marbella

Luxury apartments and penthouses · multi-phase development

The View Marbella is one of the most recognisable developments associated with Alborada. Its elevated position, contemporary architecture and expansive terraces place strong emphasis on panoramic sea, golf and mountain views. Across its phases, the development also offers a broader resort-style amenity package, including wellness, pool and concierge-style facilities.

Villa-style & new-generation developments

The newest projects within and accessed through Alborada have widened the neighbourhood well beyond its original apartment-led identity. Townhouse collections, semi-detached villa-style homes and ultra-prime apartments and detached villas now form part of the same immediate hillside market.

Ocean 360

Villa-style semi-detached homes

Ocean 360 occupies the middle ground between apartment convenience and detached-villa living. The homes offer more private outdoor space and a stronger house-like feel than Alborada’s apartment communities, while retaining the practical location and relatively easy access that define the wider neighbourhood.

Altura

Under construction · boutique collection of 5 luxury townhouses

Altura is an ultra-low-density collection of just five luxury townhouses and represents a very different scale from Alborada’s apartment communities. Contemporary architecture, extensive private outdoor space and high-end specifications position the project firmly at the boutique end of the market.

The Sky Marbella

Under construction · luxury apartments, penthouses and villas

The Sky Marbella is one of the most ambitious developments within Alborada, combining apartments, penthouses and detached villas in a contemporary hillside setting. Large terraces, private pools on selected homes and wide sea and mountain views place it firmly in the ultra-prime segment.

Independent villas in Alborada

Not every home in Alborada forms part of one of the named communities above. A smaller number of independent villas and individually developed plots sit across the hillside and immediate access corridor.

These properties vary far more widely in age, architecture, plot size and specification than homes within the apartment developments. Buyers looking specifically for a detached home should therefore pay particular attention to access, orientation, elevation and the exact relationship between the property and neighbouring communities.

A note about names & boundaries

Alborada sits between several better-known Benahavís locations, so property portals and agents do not always use the same geographical labels. Homes may occasionally be marketed under broader nearby-area names even when their practical access and day-to-day orientation are through Alborada.

The View Marbella is also sometimes described using broader La Quinta terminology because of its elevated position above the golf valley, although it forms part of the Alborada residential setting covered here.

For this guide, we focus on the communities that form part of Alborada itself or are directly associated with its immediate access corridor. La Heredia, Monte Halcones, established La Quinta and El Madroñal remain separate neighbourhoods.

Choosing between the communities in Alborada

The communities in Alborada vary considerably in age, scale and property style, which is both one of the area’s strengths and what makes choosing a home here slightly more complicated.

A resale apartment in Valley Heights or Las Colinas de Marbella offers a very different ownership proposition from a residence in Tiara or The View Marbella, while Ocean 360, Altura and The Sky move progressively closer to villa-style and ultra-prime living.

Views, terrace size, orientation, community facilities, construction age and ease of access can all materially affect the experience. It is therefore worth comparing several developments rather than treating Alborada as one uniform residential product.
