What Does €500,000 Buy in Benahavís, London, New York & Toronto?

The same property budget can mean a village townhouse in Benahavís, a lock-up-and-leave Costa del Sol penthouse, a London flat, a Manhattan one-bedroom or a Toronto townhouse. Here is what €500,000 looks like in the real market in October 2026.

Toronto skyline contrasted with a sunlit Andalusian street for an international property comparison

€500,000 is an interesting property budget. It is substantial enough to open up meaningful choices, yet still far below the level usually associated with prime luxury villas in Benahavís.

What makes the comparison interesting is not simply whether one city is cheaper than another. It is what kind of home — and what kind of lifestyle — the same capital can actually buy.

In and immediately around Benahavís, a budget below €500,000 can currently stretch from a traditional village townhouse to a modern apartment, golf-valley living, a family-friendly location close to an international school, or a low-maintenance penthouse beside Los Flamingos. Compare that with London, New York and Toronto, and the differences become much more tangible.

€500,000 at the exchange rates used for this comparison

Using European Central Bank reference rates from 1 October 2026, €500,000 was approximately equivalent to £426,865, US$564,900 or C$804,750. Exchange rates move constantly, so these figures are a snapshot rather than a fixed conversion.

First, What Can €500,000 Buy Around Benahavís?

At this price point, the Benahavís story is not about buying a large luxury villa. Instead, the strength of the budget lies in the variety of lifestyles it can access.

These five real asking-price examples were available when this comparison was prepared in October 2026. They are deliberately different from one another because buyers rarely choose a home on square metres alone.

Two-bedroom penthouse near Los Flamingos with sea and mountain views

Holiday Home

€499,000 — Penthouse Beside Los Flamingos

This two-bedroom penthouse sits just outside the Benahavís municipality in Estepona, immediately beside the Los Flamingos area. It offers perhaps the strongest holiday-home proposition in our group: a secure community, relatively low-maintenance apartment living, a private solarium and open sea and mountain views.

Bars, restaurants and everyday amenities can be reached on foot, while the coast is also close by. For a buyer who wants somewhere easy to lock up between visits without sacrificing outdoor space or views, it shows what the top of our €500,000 budget can achieve.

Modern apartment in Benahavís Village priced below €500,000

Contemporary Village Living

€475,000 — Modern Apartment in Benahavís Village

For buyers who like the idea of living in the village but prefer contemporary apartment living, this example provides a very different answer to the same budget question.

The appeal is less about a resort environment and more about combining a modern home with the restaurants, cafés, services and year-round atmosphere of Benahavís Village.

Renovated townhouse in Benahavís Village with private outdoor space

Traditional Village Life

€439,000 — Three-Bedroom Village Townhouse

At €439,000, this renovated three-bedroom townhouse demonstrates how differently the budget can work within the same village. It provides the extra space and more traditional residential feel that many permanent residents value.

This is perhaps the strongest example for someone who wants a permanent home rather than simply a base in the sun: more bedrooms, private outdoor space and a genuine neighbourhood environment.

Apartment in Los Almendros in the Benahavís golf valley

Golf Valley Living

€499,000 — Apartment in Los Almendros

Los Almendros offers another interpretation of the €500,000 budget. Rather than sitting directly on a single golf resort, the area occupies an established hillside position close to both Los Arqueros and La Quinta.

For a buyer who values easy access to several golf courses, San Pedro, Puerto Banús and the coast without needing to live in a resort itself, this represents the wider Benahavís golf-valley lifestyle.

Apartment in Atalaya Estepona convenient for Atalaya International College

Family Relocation

€475,000 — Apartment in Atalaya

Our final example sits in Atalaya, Estepona, close to the Benahavís boundary and convenient for Atalaya International College. It represents another very different use of a budget below €500,000.

Its significance in this comparison is practical. Families relocating to the Costa del Sol often make school routes one of their first decisions, and a property in this part of Atalaya can place international education, golf, shopping and the coast within a compact area.

A note about asking prices: these are advertised prices rather than guaranteed final purchase prices. Resale asking prices are often somewhat negotiable, although the scope varies considerably according to the seller, competition, time on the market and individual circumstances. Buyers should not assume a particular percentage discount before negotiations begin.

What Does the Same Money Buy in London?

At the exchange rate used for this comparison, €500,000 equates to approximately £427,000.

That is still enough to buy a two-bedroom flat in parts of London. Current examples around £425,000 in areas such as Rotherhithe, Bermondsey and Surrey Quays include two-bedroom apartments, with some offering balconies, terraces or parking.

Properties around this level demonstrate that buyers do not necessarily have to leave London altogether to retain two bedrooms. However, location has an enormous effect on what the budget delivers.

As the search moves towards London's most central or prestigious districts, £427,000 buys substantially less. The same capital that can access a three-bedroom townhouse with private outdoor space in Benahavís Village may therefore translate into a considerably smaller apartment in London.

What Does €500,000 Buy in New York?

In New York, our €500,000 budget becomes approximately US$565,000.

At the time of our research, Manhattan offered a meaningful selection of one-bedroom properties between US$500,000 and US$600,000. Around our target price, buyers can find one-bedroom co-operative apartments in established Manhattan neighbourhoods, although space is naturally more limited than in most of our Costa del Sol examples.

That makes a Manhattan address accessible at this budget, but generally through a one-bedroom apartment rather than a larger family home. Many lower-priced Manhattan properties are also co-ops rather than condominiums, meaning buyers face a different ownership structure and potentially different approval and financing requirements.

Moving beyond Manhattan can increase the amount of space available, but the broad comparison remains striking: around US$565,000 can buy a Manhattan address, while roughly the same capital around Benahavís can provide two or three bedrooms, outdoor living and, depending on the property, communal pools, golf access or mountain and sea views.

Toronto Is a More Interesting Comparison

€500,000 was approximately C$805,000 at the exchange rate used here, and Toronto demonstrates why this comparison should not simply be reduced to “Spain gives you more space”.

Around C$800,000, Toronto buyers can find genuine two-bedroom homes. Depending on the neighbourhood, the budget can reach two-bedroom condos and townhouses with parking, terraces or other useful practical features.

Move into other parts of the city and the same budget can stretch further still, including larger family-oriented townhouses. Toronto can therefore compete strongly on internal space in a way that London and central Manhattan often cannot at the same equivalent budget.

The difference with the Costa del Sol becomes less about square metres and more about what surrounds them: climate, terraces, pools, golf, mountain and sea views, outdoor living and the possibility of being close to both countryside and Mediterranean beaches.

The comparison in one sentence

Around €500,000 buys meaningful property in all four markets — but the balance between location, internal space, outdoor living and lifestyle is very different.

Remember the Purchase Costs in Andalucía

The €500,000 figure in this article refers to the property purchase price, not the buyer's complete acquisition budget.

For a resale property in Andalucía, a useful rule of thumb is to allow approximately 10% on top of the agreed purchase price for the total acquisition costs, including taxes, independent legal representation, notary and registry fees. The exact figure varies with the transaction.

That means a buyer purchasing at exactly €500,000 should broadly plan for a total commitment of around €550,000. Conversely, someone whose absolute all-in budget is €500,000 should generally be looking around the mid-€450,000s as a starting point rather than spending the full €500,000 on the property itself.

Your independent solicitor should confirm the figures for the individual purchase before you commit. You can see our more detailed breakdown in the Property Purchase Costs in Andalucía guide →

The Property Price Is Only Part of the Decision

A home should not be judged purely by the number of bedrooms or square metres it buys. London offers global-city convenience and connectivity. New York provides an extraordinary concentration of culture, business and urban life. Toronto can provide considerably more family space than many people might expect from this comparison.

Benahavís and the wider Costa del Sol offer something different. The attraction is the relationship between the home and the lifestyle around it: terraces that can be used for much of the year, golf and countryside on the doorstep, proximity to the Mediterranean, international schools, outdoor dining and the ability to choose between village, resort, hillside and coastal settings within a relatively compact area.

So, Is €500,000 Enough for Benahavís?

It depends on what you expect it to buy.

It will not normally put you into the prime luxury-villa market that Benahavís is internationally known for. But that does not make €500,000 an irrelevant budget here. Our examples show that it can still open the door to several quite different ways of living: a secure holiday penthouse, contemporary village apartment, traditional townhouse, golf-valley home or practical family base near an international school.

The more useful question is therefore not simply “How much property do I get?” but “What do I want the property to do for me?” Once that is clear, the search becomes much more meaningful.
