Spain Visa Options for Non-EU Buyers
Spain’s long-standing “Golden Visa” through property investment is now closed.
If you’re buying in Benahavís and would like to spend more time here, there are still clear and legitimate residency routes available in 2026 — but they depend on how you plan to live and work.
Below we explain the realistic visa options for non-EU buyers, when residency is actually needed, and how this fits alongside a property purchase.
What Changed in Spain
As of 3 April 2025, Spain ended residency through real-estate investment (the Golden Visa via property).
Existing holders retain their rights under previous rules, but new applicants must now use alternative residency routes.
Importantly, this change affects residency, not ownership. You can still buy property freely as a non-EU citizen — the difference is simply how long you’re allowed to stay.
Digital Nomad (International Telework) Visa
This route suits buyers who work remotely for non-Spanish companies or clients and want the flexibility to live in Spain while continuing their international work.
Eligibility is primarily based on income, which is linked to Spain’s minimum salary reference (SMI). Exact figures are set by each consulate and adjusted for family members.
The visa is initially granted for up to one year, after which it can convert into a residence permit of up to three years and be renewed. Family members can usually be included if additional financial means are demonstrated.
Private health insurance, a clean criminal record, and proof of employment or client contracts are required. Limited professional activity with Spanish clients may be permitted, depending on circumstances.
Non-Lucrative Residency
The Non-Lucrative visa is designed for buyers who do not intend to work in Spain — commonly retirees or those living on pensions, investments or savings.
Financial requirements are linked to Spain’s IPREM index and are set by each consulate. As a guide, applicants must show sufficient funds to support themselves (and any dependants) without local employment.
This residency is granted for one year initially and can then be renewed in two-year stages, provided the conditions continue to be met. Full private health insurance and a clean criminal record are mandatory.
Entrepreneur & Highly-Qualified Professional Routes
These routes apply to a smaller group of buyers — founders launching qualifying businesses in Spain or professionals sponsored by Spanish employers.
Applications are assessed on business viability, economic impact, qualifications and contractual arrangements. Because eligibility is highly specific, early assessment by a specialist immigration lawyer is essential.
Short Stays & Second-Home Use
If your plans are limited to holidays or seasonal visits, you may not need residency at all. Most non-EU owners use the standard Schengen 90/180-day rule.
