Capanes del Golf and La Alquería do not have clean standalone public district series, so their rounded figures remain directional blended guides. Asking prices are not completed-sale prices, and small luxury samples can move sharply when the listing mix changes.
Atalaya
Atalaya remains a practical choice for buyers balancing schools, golf and coastal access. Its mix of apartments, townhouses and family villas attracts both permanent residents and second-home buyers.
Q2 guide: around €5,000/m². This rounded benchmark uses the adjoining El Paraíso published series, which ended June at €5,014/m²—up 3.0% over the quarter and 4.1% year on year. Individual Atalaya developments can differ materially.
Mix: apartments, townhouses and family villas. Vibe: schools, golf and convenience.
La Alquería
La Alquería continues to appeal to buyers seeking contemporary homes, open views and easy access to international schools without paying La Quinta pricing.
Q2 directional guide: around €4,900/m². There is no sufficiently clean standalone district series, so we have held the rounded Q1 benchmark. Flat wider-market movement does not justify manufacturing a more precise quarterly change.
Mix: modern apartments and villas. Vibe: contemporary, residential and well connected.
La Quinta
La Quinta was one of Q2’s stronger Benahavís micro-markets, supported by golf, views, established brand recognition and newer or upgraded stock.
June published series: €6,238/m². Asking prices rose 2.6% during Q2 and 8.4% year on year, reaching a new series high in June.
Mix: luxury apartments, townhouses and villas. Vibe: golf, views and resort living.
Los Arqueros
Los Arqueros remains a broad, relatively liquid golf community. Buyers can compare apartments, townhouses and villas at several price points, making condition and view especially important.
June published series: €4,931/m². The Los Arqueros–Puerto del Almendro series was almost flat during Q2 at +0.3%, while remaining 4.9% above June 2025.
Mix: apartments, townhouses and villas. Vibe: established golf community.
Capanes del Golf
Capanes del Golf remains attractive to buyers seeking security, landscaped grounds, strong leisure facilities and lock-up-and-leave convenience close to the village.
Q2 directional guide: around €4,900/m². The development has no reliable standalone public district series, and differences in block position, terrace, condition and view can outweigh a small quarterly market movement.
Mix: premium apartments and penthouses. Vibe: gated, landscaped and amenity-led.
El Madroñal
El Madroñal remains an ultra-prime, low-density estate where privacy, plot quality, outlook and specification matter more than a municipal average.
June combined published series: €6,892/m². The La Zagaleta–El Madroñal series fell 13.4% over Q2 and 9.1% year on year. This is a volatile combined sample, not evidence that each El Madroñal home lost 13.4% of its value. Changes in the homes advertised can move the average dramatically.
Mix: detached luxury villas and plots. Vibe: private, wooded and discreet.
Monte Mayor
Monte Mayor appeals to buyers prioritising scale, nature, seclusion and dramatic views. Its larger plots and varied homes make like-for-like comparison difficult.
June combined published series: €5,052/m². The Montemayor–Marbella Club district rose 2.2% during Q2 and 7.4% year on year.
Mix: villas and substantial plots. Vibe: nature, privacy and panoramic outlooks.
Los Flamingos
Los Flamingos combines golf, sea views and resort positioning, with a varied mix of apartments and villas surrounding Villa Padierna.
June published series: €5,172/m². Asking prices softened by 1.6% during Q2 and 3.9% year on year. The movement suggests greater selectivity, although premium view and turnkey homes can behave differently from the district average.
Mix: luxury apartments and villas. Vibe: golf, resort and sea views.
Benahavís Village
The village offers a distinct lifestyle proposition: restaurants, municipal facilities and a walkable Andalusian setting rather than a conventional resort community.
Latest available published series: €4,985/m² in April 2026. Idealista did not publish a village figure for May or June, so we have not filled the gap with an invented Q2 number. April was 2.0% above January and 19.8% above April 2025, but the limited sample warrants caution.
Mix: apartments, townhouses and village-edge villas. Vibe: walkable, social and Andalusian.
What the Q2 figures really show
The quarter did not produce one Benahavís trend. La Quinta strengthened, Los Arqueros consolidated, Los Flamingos softened and the ultra-prime combined series moved sharply as its listing mix changed. This is why a property-level appraisal should use current comparable stock, condition, outlook and plot quality rather than applying a district percentage mechanically.

Atalaya
Atalaya remains one of the easiest areas to recommend for buyers balancing schools, golf and day-to-day convenience. It tends to attract families and second-home buyers who want practical access to both Benahavís and the coast.
A sensible Q1 2026 guide is around €4,950/m². That is modestly firmer than the autumn 2025 guide of €4,650/m², which reflects steady demand for modern apartments, townhomes and well-located family villas.
Mix: apartments, townhomes and family villas. Vibe: family, schools and convenience.
La Alquería
La Alquería continues to appeal to buyers who want modern stock, open views and quick access to schools without paying La Quinta pricing. It feels contemporary, residential and increasingly polished.
For Q1 2026, a practical blended asking guide is around €4,900/m², up from the autumn 2025 guide of €4,350/m². Because this is a more granular micro-market without a clean standalone district series, it is best treated as a directional benchmark rather than a hard indexed figure.
Mix: modern apartments and villas. Vibe: contemporary, golf and schools.
La Quinta
La Quinta remains one of the strongest-performing Benahavís micro-markets, driven by views, golf positioning and a steady flow of upgraded or newly delivered stock. Buyers here continue to pay for outlook, quality and brand recognition.
The current Q1 2026 guide is €6,130/m², compared with €5,250/m² on the page six months ago. In practical terms, that suggests La Quinta has held its premium and continues to sit at the sharper end of the local market.
Mix: luxury apartments and villas. Vibe: golf and views.
Los Arqueros
Los Arqueros still offers one of the broadest mixes of apartments, townhomes and villas, which is part of its enduring appeal. Buyers looking for golf, community feel and relative value compared with some neighbouring prime zones still gravitate here.
The Q1 2026 guide is around €4,860/m², compared with €4,650/m² in autumn 2025. That points to modest upward movement rather than a dramatic jump, which feels consistent with how the area is trading.
Mix: apartments, townhomes and villas. Vibe: community and golf.
Capanes del Golf
Capanes del Golf remains attractive to buyers who want resort-style apartment living with strong communal amenities and established golf positioning. It works well for both second-home use and selective rental demand.
A practical Q1 2026 guide is still around €4,900/m², essentially unchanged from the autumn 2025 figure. That stability feels right for a mature apartment-led micro-market where condition, block position and terrace quality still make a noticeable difference.
Mix: mainly 2- to 4-bedroom apartments. Vibe: amenities and rental appeal.
El Madroñal
El Madroñal sits in a different part of the market altogether: lower density, larger plots and a stronger privacy premium. Buyers here are usually choosing seclusion and scale over convenience, which keeps it distinct from the more resort-led areas below.
The updated Q1 2026 guide is around €7,700/m², compared with €5,150/m² on the page six months ago. That is a sizeable reset and reflects just how much the upper hillside markets have repriced over the last year.
Mix: villas on large plots. Vibe: privacy and views.
Monte Mayor
Monte Mayor continues to appeal to buyers who prioritise landscape, space and architectural individuality. It remains more niche than La Quinta or Los Arqueros, but that is also part of its attraction.
The Q1 2026 guide is around €5,000/m², compared with €4,600/m² in autumn 2025. That suggests a firmer market, although not one that feels overheated.
Mix: villas and plots. Vibe: nature and space.
Los Flamingos
Los Flamingos keeps its appeal thanks to Villa Padierna, a more polished resort feel and a mix of high-spec apartments and villas. It remains one of the more recognisable branded environments within Benahavís.
The Q1 2026 guide is around €5,120/m², up from €4,300/m² on the page six months ago. In practical terms, that tells you the area is now being priced more firmly, especially where presentation and views are strong.
Mix: luxury villas and apartments. Vibe: five-star and golf.
Benahavís Village
Benahavís Village continues to attract buyers who value walkability, restaurants and a more traditional feel. It behaves differently from the golf-and-gated markets, which is exactly why many people like it.
The Q1 2026 guide is around €4,960/m², compared with €4,700/m² in autumn 2025. That points to firmer pricing, although exact village position, outdoor space and renovation level still make a big difference.
