What’s included / excluded
- Included: Active and recently transacted homes within Benahavís municipality and immediate golf areas (Atalaya, La Alquería, La Quinta, Los Arqueros, Los Flamingos, etc.).
- Excluded: Outliers (distressed, incomplete documentation) and non-arm’s-length trades where identifiable.
- Asking vs Achieved: Unless stated, prices are asking context; achieved values need completions data.
How to read our indicators
- €/m²: direction and relative position across micro-markets matter more than a single headline number.
- Time-to-sell (DOM): varies widely by condition; renovated/turnkey usually < projects.
- Absorption (MOS): months of supply = active listings ÷ sales pace; best used trend-over-time.
- Seasonality: listing flow typically lighter Dec–Jan; strongest viewing periods Mar–Jun & Sep–Oct.
