Energy Certificate (EPC) & Compliance
In Spain, an Energy Performance Certificate (Certificado de Eficiencia Energética) is a standard legal requirement for any property marketed for sale or rent. In Benahavís and across Andalucía, the process is straightforward, affordable and handled by an authorised technician — but it must be in place before marketing begins.
1) What the EPC Is
The EPC measures a property’s overall energy efficiency, rating it from A (most efficient) to G (least efficient). The assessment considers factors such as insulation, orientation, glazing, heating and cooling systems, and any renewable energy installations.
- Legally required for properties offered for sale or long-term rent
- The rating must appear in marketing materials and official listings
- Valid for 10 years from the date of issue
2) Cost & Timing in Benahavís
For most residential properties in Benahavís, the EPC is a quick and relatively low-cost formality. Local certified technicians typically charge between €150 and €250, depending on the size and complexity of the home.
Once the inspection is carried out, certificates are usually issued within three to five working days and registered with the Junta de Andalucía.
New-build homes: the EPC is normally issued automatically as part of the completion documentation.
3) Rentals & Landlord Compliance
If you plan to rent your property — either long-term or as a holiday let — the EPC forms part of your wider compliance obligations.
- Short-term rentals (VFT): the EPC reference must appear on your registration with the Junta de Andalucía
- Long-term rentals: tenants must receive a copy of the EPC when the contract is signed
- Marketing without a valid EPC can lead to inspections or fines
4) Additional Property Compliance Items
The EPC is only one part of a property’s legal compliance profile. Depending on the property type and intended use, other documents or certificates may also be required.
- First Occupation Licence (LFO / Licencia de Primera Ocupación): should be confirmed before sale
- Electrical and plumbing certificates: sometimes requested by buyers or tenants
- Smoke detectors and fire extinguishers: mandatory for licensed holiday rentals
