Energy Certificate (EPC) & Compliance


Spain requires an Energy Performance Certificate (Certificado de Eficiencia Energética)
for all properties marketed for sale or rent. In Benahavís and throughout Andalucía, this is a quick, low-cost process handled by an authorised technician.

1) What the EPC Is

The EPC rates your property’s energy efficiency on a scale from A (most efficient) to G (least efficient).
It considers insulation, orientation, glazing, heating/cooling, and renewable systems.

  • Mandatory for sale or long-term rental listings.
  • Displayed in marketing materials and legal documents.
  • Valid for 10 years once issued.

2) Cost & Timing in Benahavís

Local technicians typically charge €150–€250 depending on size and complexity.
Most certificates are completed within 3–5 working days.
The rating is then registered with the Junta de Andalucía.

Note: new-build properties include the EPC automatically upon completion.

3) Rentals & Landlord Compliance

  • Short-term rentals (VFT): EPC number must appear on your registration with the Junta de Andalucía.
  • Long-term rentals: tenants must receive a copy of the EPC at signing.
  • Inspections or fines may occur if marketing without a valid certificate.

4) Additional Property Compliance Items

  • First Occupation Licence (LFO / Licencia de Primera Ocupación): confirm it exists before sale.
  • Electrical & plumbing certificates: may be requested by buyers or tenants.
  • Smoke detector & fire extinguisher: required in holiday rentals.
